Foreground Property Works helps people explore options for inherited houses, vacant buildings, repairs, landlord challenges, and other complicated property situations.
We buy properties for cash and as-is. That means you do not have to make repairs before selling to us.
We might buy a property ourselves or partner with another investor. We will explain our role and how the proposed purchase would work before you sign anything.
We work with houses, apartment buildings, commercial properties, and buildings with both homes and businesses in Rochester, the Finger Lakes, and Upstate New York.
We are not acting as your real estate agent. Talking with us does not require you to sell or require us to buy.
-
When you tell us about a property, we may ask questions, look at public records, and visit with your permission.
We consider things like the property’s condition, needed repairs, whether anyone lives there, and any unpaid taxes or other debts tied to it.
We might buy a property ourselves or partner with another investor. We will explain who is involved and how the proposed purchase would work.
We may not make an offer on every property. If we do, we will explain the price, terms, and anything that needs to happen before the sale can go through.
-
Asking a question, filling out a form, or talking with us does not mean you have to sell your property.
If we make an offer, you can say yes, say no, or ask for different terms. You can also explore other options.
Before signing anything, take time to read it, ask questions, and get advice from your own attorney or another qualified professional.
A conversation or website form does not create a sale agreement. If you decide to move forward, the details will be in a separate written contract. Once signed, that contract sets out each person’s responsibilities. description

We use outside services to run our website, receive forms, and manage calls, texts, and emails.
Our website may also link to other websites or resources. Those websites have their own privacy policies and terms.
If we suggest an attorney, contractor, title company, or another professional, you can decide whether to work with them. You are welcome to choose someone else.
Outside providers are responsible for their own work, fees, and agreements. We cannot promise their availability, the quality of their work, or a particular result.
Please review our Privacy Policy for more information about how we handle information shared through this website.

The information on this website is meant to help you understand your options and know what questions to ask. It is general information, not advice tailored to your legal, tax, or financial situation.
Foreground Property Works does not provide legal, tax, financial, or investment advice. We are not acting as your attorney, financial adviser, or real estate agent.
My social work background shapes how I listen, communicate, and approach problems. Foreground Property Works does not provide therapy or clinical social work services.
Before signing an agreement or making an important property decision, talk with your own attorney or another qualified professional. This is especially helpful when a property involves an inheritance, unpaid taxes, foreclosure, or questions about ownership.
-
Every property situation is different. We cannot promise that we will make an offer, find an investor, or complete a sale by a certain date.
We also cannot promise to stop a foreclosure, reduce a debt, resolve an ownership issue, or achieve a particular financial result.
Contacting us does not pause a tax deadline, court case, foreclosure, or other process. Keep track of any deadlines and confirm them with the office or professional handling your situation.
We work to keep this website accurate and useful, but information can change or contain mistakes. Please confirm important details before relying on them.
If we move forward together, our written agreement will explain the terms and each person’s responsibilities.

We may update these terms as our website or business changes. The latest version will appear on this page, along with the date it was updated.
If you have questions about a change, please contact us.
Updates to these website terms do not change a separate signed agreement. Any changes to that agreement must follow the process described in it.
The Basics
You have options. Asking a question, submitting a form, or talking with us does not obligate you to sell your property.
An offer is your choice. We may not make an offer on every property. If we do, you are free to accept it, decline it, or ask about different terms.
A conversation is not a contract. Any property transaction requires a separate written agreement signed by the appropriate parties.
Clear information matters. Foreground Property Works buys properties for cash and as-is. We do not guarantee an offer, a closing date, or a particular outcome.
Professional boundaries matter, too. My social work background informs how I work with people. Foreground Property Works does not provide clinical social work services, legal advice, tax advice, financial advice, or real estate brokerage services.
