How it Works
You don’t have to figure it all out first.
You don’t need a cleaned-out house or a perfectly organized plan before we talk.
I’m Erin, the person behind Foreground Property Works. I help property owners in Rochester, the Finger Lakes, and Upstate New York work through complicated property situations.
My social work background shapes how I listen, ask questions, and look at the whole picture. We’ll start with what’s happening and what matters to you.
Here’s what happens next.
-
Tell me what’s going on.
An inherited house full of belongings. Repairs that keep piling up. A rental you’re ready to move on from. A complicated property tax problem.
Whatever brought you here, we’ll start with the property, what’s happening, and what you’d like to change.
Call me or fill out the contact form. Start with what you know.
-
I’ll ask questions, learn more about the property, and arrange a visit if it makes sense. We’ll talk about whether an as-is cash sale could be a good fit.
Foreground Property Works may buy the property directly or partner with another investor. I’ll explain the proposed arrangement, who would be involved, and any offer’s price and terms.
You’ll have room to ask questions and consider your options.
-
A conversation is not a commitment to sell.
If you want to move forward, we’ll put the proposed terms in writing for you to review with your attorney. Once there’s a signed agreement, we’ll work through the steps needed to close.
We’ll discuss the timing, what needs to be resolved, and what to expect along the way.
-
You don’t need to do either before contacting me. We can discuss an as-is purchase that includes belongings you want to leave behind.
If we move forward, we’ll put the repair and cleanout terms in writing so everyone understands what stays, what goes, and who handles what.
-
That’s okay. You can reach out while you’re still figuring things out.
We can talk about your situation and whether a sale is worth considering. Contacting me does not obligate you to accept an offer or sell your property.
-
That depends on the property and what needs to be sorted out. Ownership questions, title issues, or estate paperwork can affect the timing.
Once I understand your situation, we can discuss a realistic timeline and the steps involved.
A few things you might be wondering.
Let’s talk about your property.
Tell me what’s happening, what’s been difficult, or what you’re hoping to do next.
We can start there.
